Four steps, one firm. Each handover stays inside S'Square, that is what makes the model work, and what lets us sell pre-leased inventory rather than empty buildings.
- Step 01Architect collaboration
Design
Every project begins with an architect we trust. We brief, review, and detail with the studios we most respect in Hyderabad. Building program, massing, materials, and tenant experience are all decided here, not on site.
- Step 02International-standard construction
Build
Civil, MEP, finishes, executed in-house against the design. International-standard material specs, named manufacturers, and on-site QA throughout. The build is what separates a Grade-A address from everything else on the street.
- Step 03AAA tenant placement
Lease
Pre-leasing happens before sale. We place AAA tenants, banks, airlines, category leaders, into the right units in the right buildings. By the time a unit is offered for sale, the rent is real.
- Step 04Pre-leased unit handover
Sell
The buyer signs the sale deed. Tenant in place. Lease signed. Rent flowing. No fit-out, no leasing chase, no maintenance burden, those have already been done. The investor takes the yield, not the operating work.
Quality, safety, certification
Every project is delivered against documented QA, life-safety, and material-spec checklists. Certifications are filed per building. Specifics for any individual project are available on request, call the office and we'll walk through them.
